When it comes to property insurance—whether for your home, business, or personal belongings—understanding how your insurer values your items is crucial. Two common terms you’ll often see in your policy are Replacement Cost (RC) and Actual Cash Value (ACV). While they may sound similar, they have important differences that can significantly impact how much you’ll receive in the event of a claim.


What Is Replacement Cost?

Replacement Cost refers to the amount it would take to repair or replace your damaged property with a new item of similar kind and quality—without deducting for depreciation.


For example, if your 5-year-old sofa is destroyed in a fire, replacement cost coverage would pay for a brand-new sofa of similar quality, even if the old one had lost value over time.


What Is Actual Cash Value?

Actual Cash Value is the value of your property after accounting for depreciation. In other words, it’s the replacement cost minus the loss in value due to age, wear and tear, or obsolescence.

Using the same sofa example: if it originally cost $1,000 and has depreciated by 50%, you’d receive $500 under an ACV policy.


Why Does It Matter?

The difference between these two can have a big impact on your out-of-pocket costs after a loss:

  • Replacement Cost policies typically have higher premiums but offer more complete financial protection.

  • Actual Cash Value policies usually cost less but may not cover the full cost to replace what you lost.
